The EPC rules are not new, but they do catch people out. Often because nobody has explained them clearly. Here is the short version, without the legal jargon.
The certificate must show band E or above for most lettings. EPCs last ten years, but if yours was done a while ago it may no longer reflect the property accurately. That can affect your rental value and leave you exposed.
Properties with band C or above consistently attract more interest. Energy bills matter to tenants, especially now. A better rating is a genuine selling point, not just a compliance exercise.
ECO4 and other government schemes cover insulation, heating upgrades and more for eligible properties, often at no cost to you. An independent assessment is the first step to finding out what you qualify for.

If you are selling, letting or building a property, you need one. We carry out a thorough on-site assessment (usually around an hour) and lodge the certificate on the national register the same day. Your written report follows within 48 hours, and includes a breakdown of what the rating means and which improvements would have the most impact.
Before any funded retrofit work can go ahead (insulation, heat pumps, solar), an independent PAS 2035 survey is a requirement, not an optional extra. We carry this out properly and impartially. Projects have been rejected and funding clawed back because the initial survey was not done to standard. Ours are.
Most older gas systems cost more to run than they should, and a few carry risks that are not immediately obvious. We look at the whole system, not just whether it passes a basic safety check. You get a clear written account of how it is performing and what, if anything, needs attention. No scare tactics. Just an honest look at what is there.

Our assessors are registered with Elmhurst Energy and hold full professional indemnity insurance. You can look us up on the national EPC register. We would encourage it.

One of our accredited assessors comes out at a time that works for you. Most domestic EPC visits take between 45 minutes and an hour and a half, depending on the size and layout of the property.
We write it up, lodge the certificate where required and send everything over. Normally within 48 hours of the visit. The report explains the rating in plain English, not just a letter and a number.
