What landlords and

The EPC rules are not new, but they do catch people out. Often because nobody has explained them clearly. Here is the short version, without the legal jargon.

All rental properties need a valid EPC

The certificate must show band E or above for most lettings. EPCs last ten years, but if yours was done a while ago it may no longer reflect the property accurately. That can affect your rental value and leave you exposed.

Higher-rated properties tend to let and sell faster

Properties with band C or above consistently attract more interest. Energy bills matter to tenants, especially now. A better rating is a genuine selling point, not just a compliance exercise.

Some improvements cost nothing upfront

ECO4 and other government schemes cover insulation, heating upgrades and more for eligible properties, often at no cost to you. An independent assessment is the first step to finding out what you qualify for.

Energy Performance Certificate

If you are selling, letting or building a property, you need one. We carry out a thorough on-site assessment (usually around an hour) and lodge the certificate on the national register the same day. Your written report follows within 48 hours, and includes a breakdown of what the rating means and which improvements would have the most impact.

02 — RETROFIT SURVEY
From £150 · Required for ECO4 and GBIS

Retrofit Assessment (PAS 2035)

Before any funded retrofit work can go ahead (insulation, heat pumps, solar), an independent PAS 2035 survey is a requirement, not an optional extra. We carry this out properly and impartially. Projects have been rejected and funding clawed back because the initial survey was not done to standard. Ours are.

03 — GAS ASSESSMENT

Gas Safety and Efficiency Assessment

Most older gas systems cost more to run than they should, and a few carry risks that are not immediately obvious. We look at the whole system, not just whether it passes a basic safety check. You get a clear written account of how it is performing and what, if anything, needs attention. No scare tactics. Just an honest look at what is there.

04 — ENERGY CONSULTANCY

Energy Consultancy

Sometimes you do not just need a certificate. You want to understand your property properly. What is actually costing you? What would make the biggest difference? What funding might you be eligible for? We look at the full picture and give you a written plan you can act on in your own time. We do not sell installations or take referral fees, so the advice is genuinely independent.

A bit about how we work

We're a small team.
That's deliberate.

JS Green Energy has been doing this for over a decade. We are not a national franchise or a call-centre operation. Every assessment is carried out by one of our own accredited assessors, the same people who answer the phone when you call. If you have questions about your report three weeks later, you can still get hold of us. Most of the time you will speak to the same person who visited your property.

Accreditation you can verify

Our assessors are registered with Elmhurst Energy and hold full professional indemnity insurance. You can look us up on the national EPC register. We would encourage it.

Report in 48 hours, as standard

We visit, assess, write it up and send it over. Usually within two working days. If anything looks like it will take longer, we will say so before the visit, not after you have chased us.

What to expect

What happens after you get in touch

A lot of people are not sure what an energy assessment actually involves. Here is what the whole process looks like from first contact to finished report.

You get in touch

Call 07346 629257, fill in the form or send us a message. We will ask a few straightforward questions about your property and come back with a price and available dates, usually within a couple of hours.

We visit your property

One of our accredited assessors comes out at a time that works for you. Most domestic EPC visits take between 45 minutes and an hour and a half, depending on the size and layout of the property.

03

You receive your report

We write it up, lodge the certificate where required and send everything over. Normally within 48 hours of the visit. The report explains the rating in plain English, not just a letter and a number.

04

We go through it with you

If you have questions about what the rating means, what would improve it, or whether you might qualify for any funding, just call or email. The assessor who visited your property will be the one who answers.
